A contract is a contract – not so…
We don’t believe in lengthy contracts with penalty fees and charges, our contract is one of the least restrictive holiday home contract in Dubai.
We want you to stay with us because we work well together, not because you’re tied to something that doesn’t work for you and our contract is in place to protect both parties in the event your circumstances should change.
In most cases, if you feel that you want to break free we would help you leave as painlessly as possible. Our only stipulation being that you honour those bookings, which we have taken for your property.

A highly professional service, as little or as much interaction with us as you need, a strong return on your investment and a headache free experience. We pledge to take full control of all aspects of managing your property. However, our sophisticated and personalized online owner management area allows you to log in, check all availability and bookings, make reservations for yourself (or your own guests) alongside a whole host of other features.

Round the clock
Once your property is up and running it becomes a 24/7 operation – and that is why our team is available to you and your guests around the clock. Our telephone lines are answered for 9am-6pm every day and our out of hours line is available for guests outside these hours when we know that boilers will break down, pipes will leak and occasionally guests will lose their keys.
We know we are better placed to cope with these situations because we do it locally on a day to day basis.

Advice on legislation and compliance
There are certain standards and regulations that you must meet in order to comply with current legislation when you let your holiday home to paying guests. We’re here to guide you through each and every requirement, so we’ll ensure that prior to letting you’ve covered all your legal obligations.
Covid-19: With regards to the Covid-19 situation, we are constantly keeping aware of the latest Government health and safety regulations, and are following them to ensure the cleanliness and hygiene protocols are being followed on all properties that we are managing. This is to ensure that the holiday rental business is not interrupted.
Online owner portal
Our online owner management area allows you to monitor and access a wide range of information and reporting. Our portal also allows you to monitor your guest feedback. In addition you are able to block out dates on your calendar for owner use, or maintenance at any time of the day – or night, so when you’ve had a meal with friends and decided in the small hours that you’d all like to get away for a weekend, you can go online and block those dates there and then. If you’ve chosen to mange the property yourself our housekeeping facility means that you can see the guests housekeeping requirements on every booking.
Monthly settlements and finances
At the start of each month you will receive a monthly balance statement of holiday payments completed within the settlement month. This will also itemize all outgoings and payments made on your behalf for that particular month.
We’d like to hope that things won’t go wrong, but if they do we won’t leave you to pick up the pieces and deal with a difficult situation on your own. Our agents are pro-active, sensitive in delicate situations and are problem solvers. It doesn’t happen often but when it does you be glad you have someone in charge who cares.
If you choose to rent the property yourself, you have the option to make use of our housekeeping facility to improve the quality of your stay.
How much will I have to pay for your service?
A 25 % management fee is deducted from the guests rental fee for us to ensure your property is professionally and consistently looked after to generate the maximum revenue.
How often will your home be occupied?
We aim to have your property occupied for 75% of the year, however each unit is different due to the location and owner usage.
What are the benefits?
Home owners can see increased profit, have personage usage of their property and the flexibility to sell during short term rentals.
Is haus & haus licensed?
Yes we are a fully licensed holiday home operator.
What happens if something is damaged during a stay?
This is highly unlikely but we do ensure to take a security deposit from every guest booking to cover any damages that might occur.
My property is unfurnished, can you still help me?
Of course, we offer furnishing and furniture packages and will help guide you through the process to make your home guest ready.
